Phase 1

The first phase will see the construction of 140 new homes built over four sites.

Maylands Road

This site was previously open space. The new development consists of 24 affordable apartments and 2 affordable family houses. The apartments are housed in two 3-storey high L-shaped blocks. The two apartment blocks define a landscaped courtyard which will contain residents’ car parking.

This development will be ready for occupation in spring 2018.

The accommodation will be as follows:

  • 17 x 1 bedroom apartments
  • 1 x 2 bedroom apartments
  • 6 x 3 bedroom apartments
  • 2 x 4 bedroom houses

Hallowes Crescent

This is the site of the former Crescent Club (The Services Club).

The new development consists 22 affordable apartments. The apartments are housed in 2 L-shaped blocks which will are 3 storeys in height. The blocks  create a strong street frontage and allow most residents views over the green. All new homes have a private amenity space – balconies for upper floor flats, and terraces at ground floor. Behind the buildings, residents’ parking is located within a landscaped courtyard.

The development will be ready for occupation in spring 2018.

The accommodation will be as follows:

  • 10 x 1 bedroom apartments
  • 8 x 2 bedroom apartments
  • 4 x 3 bedroom apartments

Hayling Road

This is the former Jet Public House site.

The new development at Hayling Road consists of 8 family houses for private sale – two short rows of terraces, and two angled units to compliment the geometry of the corner with Hayling Road and Holmside Rise. Each home will have its own private back garden and car parking will be at the front of the dwellings. All houses will be two storeys in height.

The development will be complete in winter 2017.

The accommodation is as follows:

  • 8 x 3 bedroom houses

Phase 1A

Car parks at Baden Hall and Henbury Way

The first works that commenced at South Oxhey Central in September 2016 was the demolition of Baden Hall and the creation of two new temporary car parks on Henbury Way. A 55 space car park to the west of Henbury Way  includes five dedicated disabled spaces and will remain in place until replacement parking is delivered in Phase 3.

A further 20 spaces will be provided on the Baden Hall site. These spaces will be gradually replaced with new permanent parking from mid-2017.

Car park on Bridlington Road

Following completion of the two temporary car parks at Henbury Way and Baden Hall, works commenced on the site of the car park on Bridlington Road. The new development will consist of 84 apartments, 21 for shared ownership and 63 for private sale and will be four storeys in height.

It will be ready for occupation in spring 2018.

The accommodation will be as follows:

  • 29 x 1 bedroom apartments
  • 55 x 2 bedroom apartments

New play area at Henbury Gardens West

In 2018 we will be delivering a new play space at Henbury Gardens West. The play area is designed to provide a range of activities for 0-5 year olds, and 5-11 year olds.

Phase 1B

Our Vision for Station Square

The main purpose of the Initiative is to provide a district centre where people want to shop as well as delivering new homes to meet local people’s aspirations. In addition, the Initiative will deliver new high-quality public spaces.

The proposals will provide an opportunity to enhance Station Square introducing a high-quality gateway to the retail units and station. The new public space has been designed to create a functional area which will improve the sense of arrival, direction and safety.

The new public space will be framed by new retail units to the north and south of the square, with office space above ground level. The vehicular loop has been reduced to maximise the public realm which fronts the station. It is proposed that a bespoke café with an external terrace will generate activity and vibrancy within the new space.

Over 20,000 sq ft of new retail and office space to be provided over ground, first and second floors. The vision for the new square is to provide a range of retail unit size options for small to medium sized businesses, with opportunities for office occupiers at first and second floor level.

Phase 2A and 2B

This phase will see the demolition of The Ox pub and buildings to the north of St Andrews Road and the construction of:

  • 174 homes including 48 affordable homes
  • 8,000sqft of Retail Space
  • A new Market Square on Prestwick Road
  • Public open space at Henbury Place

Phase 3A and 3B

The final phase will see the demolition of buildings to the south of St Andrews Road and the construction of:

  • 200 new homes
  • 18,500sqft Lidl store
  • 4,000sqft of complementary retail space
  • Completion of landscaping of the new development
  • Conversion of the temporary car park off Henbury Way to a landscaped park.
